How to Know What Your Home is Worth

When you are ready to list your home there are a few different ways you could consider to receive the amount you want. You may do it yourself, get a housing professional, or get the home evaluated. The best and most official evaluation of a house's worth is accomplished through an appraiser. An appraiser inspect the home top to bottom and inside and out noting several different categories. He will weigh where the home is located, view, age, and living space, just to list a handful. Following the field inspection of the house, the appraiser will compile a detailed report. In his analysis he will weigh your home to 2 or 3 different homes that have been recently sold. The properties compared to your home are very similar in square footage and location to your property. Then the appraiser will make adjustments to the value of your home based on its characteristics in regards to the sold homes. Remember that many things you might think increase the value of the home might not whatsoever. An Example of such an item is above ground swimming pools because they are viewed as the owner’s personal property and can be removed whenever the owner chooses to. However an in ground pool will most likely increase the home’s worth along with basements and central air conditioning systems. Because this is a rather extensive procedure, the typical fee for an appraisal is about three hundred and fifty dollars. Many appraisers will quote prices over the phone but others may not because it can be hard to quote a price without first visualizing. Getting an appraisal is a grand idea; however it is highly recommended that the property owner do his or her own research. Attempt to educate yourself on the current market and experience a couple open houses to make comparisons. You especially may need to pay attention to is the market itself. Is it a good time to sell? Or are other properties around you selling for below value? Before you decide to sell, keep your eye on the market for some time and see if you notice any trends. If you are set on getting an agent be sure to schedule a meeting with more than one to be sure you are getting the price you want. If you decide to get an appraisal and then go to one agent it is possible they might think you are asking too much, while a different agent might be of the same mind as you. But be sure you are not asking too much. Overpriced houses don’t sell! The moral of the story: When it is time to sell your home, be sure to do your research! If you are going the do-it-yourself route, be sure it is a good time to sell and get an appraisal. If you would like to go with a professional agent, talk to a few until you find one you trust. These are just a few very easy steps you should go through to make sure that you get the right price for your house.
